Preparing Your Property for Leasing Success

Before your property is marketed for rent, it should be clean, safe, functional, and ready for a new resident to move in. Properties that meet rent-ready standards tend to attract stronger applicants, photograph better, lease faster, and create a more positive experience for both owners and tenants.

Use the checklist below to prepare your property for its initial rent-ready inspection.

General Condition & Cleanliness

  • Property is vacant and free of all personal belongings
  • Home has been professionally cleaned
  • Carpets have been professionally cleaned and appear fresh
  • Garage is swept and free of debris
  • Exterior areas are clean and free of trash or stored items

Paint & Interior Appearance

  • Walls, doors, and trim are clean and in good condition
  • Paint is fresh and consistent throughout the home
  • No mismatched paint touch-ups are visible
  • Holes, excessive scuffs, and damage have been repaired

Windows, Doors & Hardware

  • Windows open, close, and lock properly
  • Window screens are present and in good condition
  • Vertical or mini blinds are installed where required
  • Doors open and close smoothly
  • Doorstops are installed and functioning properly
  • All locks operate correctly

Mechanical Systems & Appliances

  • HVAC system is fully operational
  • New HVAC filter has been installed
  • Plumbing and electrical systems are functioning properly
  • Kitchen appliances are in working order
  • Washer and dryer are operational (if provided)
  • Additional systems such as sprinklers, sump pumps, water softeners, or fireplaces are functioning properly (if applicable)

Kitchen & Bathrooms

  • Caulking is clean and free of mildew
  • Fixtures are secure and leak-free
  • Cabinets and countertops are clean and in good condition
  • All light fixtures are operational with working bulbs installed

Safety & Compliance

  • Smoke detectors are installed on every floor and in every bedroom
  • Carbon monoxide detectors are properly installed
  • Fresh batteries have been installed in all safety devices
  • Safety railings are secure
  • Fireplace is clean and properly equipped if operational
  • Non-operational fireplaces have been safely sealed

Exterior & Landscaping

  • Lawn is mowed and properly maintained
  • Landscaping is neat and well-kept
  • Walkways and driveways are clear of hazards
  • Exterior lighting is operational
  • Property presents a clean and welcoming appearance from the street

Final Review

Before marketing begins, walk through the property as if you were a prospective tenant seeing it for the first time. A clean, well-maintained, move-in-ready home not only attracts more qualified applicants but also helps reduce vacancy time and protect the long-term value of your investment.
