Can you hold a place before I apply?
We rent properties on a first-come, first-served basis with a completed application and required fees. To help secure a unit in Mason, Thurston, or Grays Harbor Counties, we recommend submitting your rental application and application fee as soon as possible—our team evaluates and processes applications quickly to provide clear next steps. -
What are your application/screening requirements?

Do I pay the first month’s rent with my security deposit?
Move-in costs vary by property. Most residents pay the first month’s rent and a security deposit before move-in. Your specific move-in summary will be provided with the listing and lease so you know exactly what’s due. -
How old do you have to be to apply?
Applicants must be of legal age to enter into a lease, which is 18 years old. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition, accounting for normal wear and tear, and all lease terms are met. Deductions may be taken for unpaid rent, damage beyond normal wear and tear, or required cleaning; you’ll receive an itemized statement if any deductions apply. -

You have a property I want to rent. How do I apply?
Apply online through our tenant portal or in person. A completed application, application fee, and documentation (proof of income, government ID, and rental references) are required. We process applications promptly and communicate status updates clearly. -
How do I pay rent?
We offer convenient rent payment options, including online tenant portal payments, automatic bank transfer, and check or money order where accepted. Payment methods and due dates are specified in your lease and welcome packet. -
I want to get a pet. What should I do?
Review your lease and contact our management team before bringing a pet. Some properties allow pets with a pet deposit or monthly pet rent and may have size or breed restrictions. We’ll explain the pet policy and any additional fees or approvals required. -
I want to move out, but my roommate wants to stay. What should I do?
Leases typically bind all tenants for the full term. If one tenant wants to remain, they must qualify on their own or help find a replacement tenant approved by management. Our team can guide you through lease assignment, subletting policies, or adding/removing tenants per local rules and the lease terms. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required notice period and submit your intent to vacate in writing by the deadline. Providing timely written notice helps avoid fees and lets us coordinate move-out inspections and the security deposit disposition. -
Who is responsible for paying for repairs & maintenance requests?
Our property management team handles routine maintenance and repairs to protect the property and reduce avoidable issues. Tenants are responsible for damage caused by negligence or misuse. Please submit maintenance requests promptly through the tenant portal or our office so we can respond quickly and preserve the condition of the property.
